Tomorrow!! Tomorrow!!

  • The upstairs of the barn.  Hay barns are supposed to have gaps between the boards to let in air and light.

Tomorrow, Tomorrow, I love you, Tomorrow, you're only a day away!

Tomorrow is the day sign the papers,we get the keys (hopefully) and figure out exactly what work we need to do at the farm  before we move in!  I am getting all my lists together.  What projects to do first, Which people have volunteered to help, Meal planning for the next three weeks, What things to move first, What to pack and sort next. We will start moving things starting tomorrow every trip we go over there.  I think we will have a book packing day as well.  Any volunteers?

I am also continuing on with my daily life... laundry, seeing patients, and household management.

Life is kicking it up a notch or two.  So many decisions... What kind of containment system to keep the dog contained yet not confined.  Where to plant gardens, where to plant the orchard and where will we put the chicken coop?

We also need to start working on fixing up the house and yard here.  Time to tear out some of the beds and plant grass.  Chances are that no one else will be as excited about gardening in the front yard as I am.

If you think of it pray for us.  That this would be a smooth transition, that family relationships would not be strained, that we would work together well and efficiently.  Also that things would close smoothly tomorrow and that we would get the keys with minimal stress.  That we would have wisdom to make all the decisions we need to make and often have little data to base them on!

Thanks!

DONE WAITING!!!!

Back of the farmhouse

Just heard from the bank this afternoon that Fanny Mae is done verifying the verifications on our loan!  Hallelujah!!!  We are now ready to schedule the closing.  It should be either Saturday or Monday.  You should have heard the yelling and excitement in our house when the email came in.  Everyone so excited!  The stress and strain of waiting was making everyone ready to be done with this process.  Now the hard work begins!  We have to get ready and pack.  Not sure when the moving date will be.  Definitely, before the end of October.

Here is the document that caused such happiness!

Hello,

I am pleased to inform you that your loan is now in our closing department and final conditions have been cleared.  An escrow closer will be assigned to your file and she will coordinate with the title agent to prepare documents and a HUD-1 settlement statement.  The title company will be calling both seller and buyer to schedule the closing appointments for each.

Please plan to have a certified check drawn up for the funds needed to close (buyers, that is).  Additionally, plan to bring photo identification (driver’s license works just fine) to your closing appointment.

If you have any questions or concerns for me at this point, please don’t hesitate to let me know.

Kind regards to both,

Waiting -Updated

The Loan Officer contacted us on the weekend!  She says all the paperwork is collected.  Everything will be turned into our 'friend' Fannie Mae, Monday morning!!!  Then we should hear shortly if the paperwork beast's appetite has been sated and the loan is going to be released, or will it require more offerings.  Once it is released we should be ready to close within 2-3 days.  Hopefully, DV, before the end of the week.  Not holding our breath, but hope springs eternal!

Will post here when the news arrives!

Hurry Up and Wait Some More

Sunset over the rear of the property
Today we finally heard back from the Loan Officer.  Guess what?   They want MORE paperwork.  What a shock?  What a surprise?!!! Well we are working on getting that all done and should be in their paper grubbing hands by Monday morning.  Then they say that the loan should be kicked out into the 'done processing ready to close' pile.  Then the bank will take about 48 hours getting their stuff together and then maybe by the end of next week we can finally close.

In talking to the loan officer we found out that all this extra paper work is for the Fannie Mae people.  Yes, the federal government is the one taking so long and wanting lots of copies of things that makes no logical sense.  We have had to document where every bit of money that we deposited in August came from.  "We worked and people paid us" doesn't carry much weight with them.  They wanted copies of checks.  We had to have our accountant certify that the money we took out of my DH business account was not going to bankrupt the business.  The list goes on.  It certainly wasn't near this complicated in the past!!   The scariest thing about it, is that this is the same federal government that wants to run healthcare!  I can just see all the forms we will be filling out explaining exactly how ill we are and how we managed to get sick and what exactly our job has to do with the illness and what we have done to treat this at home previous to coming in and why we waited so long to come in and why we don't just go home and see if it clears up on it's own.  Welcome to the New American Government!

In the meantime we wait to hear what they will want next or if they can agree to finally ok this.  All this has happened AFTER our loan was officially approved by the bank and AFTER we were pre-approved by the bank.  The appraisal did come in just fine.  Well, at least we know now that they are working on it.

We are peacefully waiting again.

WAITING is Hard!

Looking from the farm towards the back of the barn and shop
We are still waiting.  Everyday, the loan officer says that the loan will probably come through in the morning.  So far nothing.  They haven't asked for any new papers since Monday.  They keep reassuring us that everything is fine.  It will happen SOON.  But then all our 'friends' feels compelled to tell us their horror stories... like about the loan that was rejected at the last minute because the house was in two different counties. ( I checked, that doesn't apply here! :-)  ).  The loan that took 4 months to be approved because of questions re the wife's employment - the loan was based entirely on the husband's job and income.  In other words, loan officer's aren't necessarily playing by the same rules and logic that the rest of us do.  They have to deal with all the federal regulations and whatever.

Things weren't this complicated the last time we bought a house or even for the different refinancing we did.  This would not be a problem even still, but the seller put in a 25 day limit on the contract and that runs out next Tuesday..  The bank said this wouldn't be a problem, but as the time draws closer the the pressure increases. We also have a certain child who feels compelled to ask us TEN times a day if we have heard anything and whether we are getting worried yet and what we will do if the deal falls through and what we think the seller will do if we go past the deadline and what is the percentage likelihood that we will get it passed tomorrow and how much will the percentage increase for the following day and etc, etc, etc.  I am not sure if he is all that stressed about it or if he simply likes to push everyone's buttons and try and get them stressed.

Fortunately, we know who is ultimately in control.   He has promised us peace in the midst of any storm.  We are resting in God.

WAITING...

The barn with the little milk house in the front
Today is a day of waiting.  Waiting for the bank to finish processing our loan.  They keep coming up with new pieces of paper that we need to produce.  Copies of checks and verifications of a hundred and one things.  The money is sitting there waiting.  The seller is anxious for it to go through.  The lawyers are all set.  Just the loan underwriter needs to be satisfied about 'just one more thing'.

It is a little stressful.  We are confident that it will happen.  We want God's will for our life, and we only want this property if it is God's will.  We have done everything that we can do.  Now we just wait.

Once the underwriter hands over the final file, we can schedule the closing and get the keys.  Hopefully, all this will be done by the end of the week.  And so we wait some more.
